1. Scope of application and acceptance

These terms apply to direct bookings made with Casa Dorada or through this site. Bookings made through third-party platforms are governed by the applicable conditions and policies of those platforms, in addition to the mandatory provisions of Mexican law. The guest must be able to access and accept these terms before making a direct booking. Subsequent modifications will not retroactively harm already confirmed bookings.

2. Booking process and confirmation

The selection of a property and dates, submission of data, or initiation of payment do not by themselves confirm a booking. Confirmation occurs after validating availability, correctly receiving the required payment or deposit, and issuing a confirmation or booking key. The confirmation must identify the property, booking holder, check-in and check-out dates, number of nights, declared guests, total price, payment method and status, included services, applicable cancellation policy, folio or booking key, and applicable check-in and check-out times.

3. Prices

The base currency is the Mexican peso (MXN). Before payment, the total price will be shown, including applicable taxes, commissions, and mandatory charges. Uninformed mandatory charges will not be subsequently imposed, except for changes later requested by the guest, expressly accepted extra services, documented damages, additional guests, or other previously informed consequences. If the payment processor offers another currency, the conversion conditions will be those shown in that process.

4. Minimum stay, capacity, and guests

The minimum stay is 3 nights, and 4 nights in high-demand periods (December, New Year and Carnival). Maximum capacity is 25 guests at Casa Altas, 20 at Casa Dorada and 15 at Casa Marina. Guests must declare occupancy accurately; access may be denied to unregistered people or anyone exceeding capacity. The reservation holder is responsible for sharing the rules with the group.

Additional guest fee: the base rate includes up to 10 guests at Casa Marina, up to 10 at Casa Dorada and up to 16 at Casa Altas. Each additional guest, up to each house's maximum capacity, has a per-night fee of $400 MXN at Casa Marina (guests 11 to 15), $300 MXN at Casa Dorada (guests 11 to 20) and $200 MXN at Casa Altas (guests 17 to 25). The fee is calculated as additional guests × fee per person × number of nights, is added to the base rate, is shown in the breakdown before payment and is part of the reservation total. For bank transfer payments, the 50% advance, its discount and the cash balance are calculated on that total.

5. Payment Methods

After availability is verified, the guest chooses one of two options:

a) Card: 100% of the booking total paid through Stripe, with no discount. The booking is confirmed when Stripe confirms the payment. While payment is in progress, the dates are temporarily held; if payment isn't completed, they are released.

b) Bank transfer + 10% off the advance: the discount applies only to the first 50% of the total. The guest transfers that 50% with a 10% discount and pays the other original 50%, with no discount, only in cash on check-in day. Example: with a total of $20,000 MXN, $9,000 MXN is transferred and $10,000 MXN is paid in cash on arrival. When bank transfer is chosen, the dates are held for 1 hour to make the transfer and upload the receipt; if it isn't uploaded in time, the hold expires and the dates are released. Uploading the receipt does not confirm payment: Casa Dorada verifies it and may request a single correction or reject invalid receipts.

Card details are handled directly by Stripe; Casa Dorada does not store them.

6. Cancellation by the Guest

24-hour grace period: guests may cancel within exactly 24 hours of the effective confirmation of their reservation (verified card payment or approved transfer receipt; it does not start when checkout or the hold begins) and will receive a 100% refund of the amount actually paid, by card or bank transfer. The refund is processed manually by our team. After that period, the following conditions apply.

More than 30 calendar days before check-in: if paid by card, 50% of the amount paid is refunded; if paid by bank transfer, the advance payment is non-refundable. 30 days or less before check-in, or in case of a no-show, there is no refund. All of the above is subject to mandatory consumer rights.

7. Cancellation by Casa Dorada

If Casa Dorada cancels a booking at any time, it will refund 100% of what the guest paid.

8. Refunds

When possible and reasonable, refunds will be issued via the same payment method. The time it takes for them to reflect may depend on the bank, card issuer, or processor. Casa Dorada will communicate when the refund has been processed.

9. Date Changes

Are subject to availability. If the new rate is higher, the difference must be paid; conditions will be informed before confirming. The change does not automatically reset the cancellation period or allow evasion of the original applicable conditions. Casa Dorada must expressly confirm the change.

10. Check-in and Check-out

The applicable check-in and check-out times will be shown in the booking or confirmation. Early arrival or late departure is subject to availability and authorization; any charges must be informed and accepted in advance.

11. House Rules

These apply at all properties:

  • The reservation holder must be present and show official ID at check-in.
  • Only registered guests may stay.
  • No parties, events, musicians or DJs.
  • No illegal activity of any kind.
  • Minors must be supervised at all times.
  • Do not move the furniture.
  • Use the air conditioning responsibly.
  • No smoking indoors.
  • Trash must be disposed of properly.
  • Guests are liable for any damage caused during their stay.
  • One baby free of charge, where the property's rule applies.
  • Quiet hours at all properties: 8:00 p.m. to 8:00 a.m.

Serious breaches allow Casa Dorada to take reasonable measures and, where legally permitted, end the stay.

12. Damages

The booking holder will be responsible, to the extent legally applicable, for damages attributable to their group. Claims must be reasonably substantiated with photographs, inventories, quotes, invoices, or other evidence. Arbitrary or unsubstantiated charges will not be imposed.

13. Early Departure and Unused Services

Voluntary early departure or non-use of services does not by itself generate a right to a refund. The mandatory rights of consumers are retained when there is a breach by the provider or other protected circumstance.

14. Breach attributable to Casa Dorada

Casa Dorada will comply with applicable law. Depending on the circumstances, it may offer reasonably equivalent alternative accommodation, rescheduling, appropriate refunds, or another lawfully agreed solution. This does not imply a waiver of inalienable rights.

15. Fortuitous event, force majeure, and weather

Hurricanes, severe weather, disasters, evacuation orders or authority orders, and other extraordinary events beyond reasonable control that make the stay legally or materially impossible will be evaluated on a case-by-case basis according to applicable law. They may lead to rescheduling, credits, refunds, or other lawful solutions. Weather does not automatically imply loss of payment or an automatic refund in all cases.

16. Inquiries and Complaints

For clarifications or claims, please write to mktcasadorada@gmail.com or call +52 669 222 0777. Daremos seguimiento; la solicitud deberá identificar la reservación y la solución solicitada.

17. Governing Law and Consumer Rights

These terms are governed by Mexican law. No provision excludes, restricts, or implies a waiver of consumer rights that are legally inalienable.
